One worn board is normal wear, but a pattern of neglected exterior details is a warning. When you look for signs a rental property is well maintained, look past the unit itself. Fences, railings, lighting, walkways and shared outdoor areas show how quickly small problems get fixed. If something's damaged, ask who handles the repair and how you report it, and pay attention to how direct the answer is. Rental yards often come with rules that never show up in the listing. A private yard may still restrict privacy screens, decorations or temporary pet barriers. Some properties route every fence repair through management, while others treat certain damage as the tenant's problem. If you're splitting a rental house with a buddy, settle who deals with the yard before the lease is signed, too. Before signing, ask three things: A promise made in the yard during a showing is easy to forget once the lease is signed. If the landlord says the sagging gate or the gap under the fence will be fixed, ask for it in the lease or a signed addendum with a completion date before move-in.
